Skim Jaminan Kredit Perumahan (SJKP)

What is Skim Jaminan Kredit Perumahan (SJKP)?


SJKP is a home ownership initiative for first-time home buyers to obtain financing of up to 110%, or RM500,000 (whichever is lower) including principal financing amount, Mortgage Reducing Term Assurance (MRTA)/ Mortgage Reducing Term Takaful (MRTT) and related expenses.

Financing Criteria

  • Must be a Malaysian citizen aged 18 and above
  • All named parties to the Sale & Purchase Agreement (SPA) must be first-time home buyers
  • All named parties to the SPA must have maximum monthly income of RM11,000 per person
  • Non-fixed and fixed income earners from public or private sectors
  • Residential properties in primary and secondary markets (new or sub-sale)
  • Residential properties must be owner-occupied
  • Property priced/valued up to RM500,000
  • Financing tenure of up to 35 years or up to age 70, whichever is earlier
  • Financing of up to 110%:-
    • up to 100% of the property price/value
    • up to another 10% for financing of related expenses namely Mortgage Reducing Term Assurance /Mortgage Reducing Term Takaful, stamp duty, legal and valuation fees
  • Maximum financing amount of RM500,000
  • Payment arrears not exceeding 2 months for the past 12 months at the point of application for financing
    • Single or joint financing application allowed with immediate family members, subject to:-
    • The first name party to SPA must be the main borrower
    • Joint borrower/s regardless of income, who are not parties to the SPA, may be roped in to support financing repayment
  • Compulsory Fire Insurance/Takaful

STEP 2: Bring along the following when you visit our branch:

  • Property Financing Application Form

Download The Form

  • Identification Documents:
    • NRIC/Identity Card
    • Business Registration Form 24 & 49 (if applicable)
  • Property Documents:
    • Copy of SPA, Booking Fee Receipt and Letter of Offer from Developer
    • Property Valuation Report is required for completed property, along with Certificate of Completion and Compliance (CCC). You may inquire in-branch on the process to obtain these.
    • Proof of income:

 

Gainfully employed individuals (salary earners)

Latest 3 month pay-slip (1 month gap allowed e.g., application in June'23, latest acceptable pay-slip is May'23)

Latest Employee Provident Fund (EPF) statement or 3 months bank statement where salary is credited to.

 

Self-employed individuals

Mandatory Document

Validating Document

  • Latest 1-year Form B / BE or e-filing

AND

  • Latest 6 consecutive months of firm/ company’s current account statements

OR

  • 6 months Commission Statement (for commission earner)

Any one (1) of the following:

  • EPF Statement
  • Latest statement of Financial Accounts

For commission earner, Any one (1) of the following:

  • EPF Statement
  • Latest financial accounts
  • Bank Statements
